Building An Extension

The Initial Site

 

To avoid costly re-designs, it is best to involve us at the onset of the design stage of the project. Our objective is to always ensure the process has been efficiently communicated and accurately costed.

 

Foundations Are Laid

 

Once the frame and building design has been integrated and structural approval gained, the builder can make a start accurately setting out the foundations.

Walls Are Built


The dwarf walls are built carefully while the frame is being prepared in the workshop.

Scaffolding Is Erected


Access scaffolding is erected to enable safe working platforms for the carpenters whilst they erect the frame, and for the following trades.

The Frame Is Erected



Once the site levels and dimensions have been checked, the frame raising begins. The joints are put together and temporarily held together with metal pins and temporary softwood struts.

Now the wall frames have been raised, the crossframe braces ad tie beams are dropped into place with a crane. The structure is like a box, and is rigid enough to proceed with the roof truss raising.

Completed Frame

 

Now the frame has been raised, it's position, level and plumb is checked before the cleft oak pegs are driven home and trimmed. The Timber Frame Company team have now completed their part of the project.

Frame Finishes

 

The recently erected oak frame has been covered in a protective layer of builders plastic in order to keep the frame dry. This is vital before, during and after the sandblasting that is carried out on site to clean the oak frame leaving an even colour and texture.

Insulating The Roof

 

The roof is being closed in and the insulation has been fitted. The frame must remain weather tight to avoid tannin washout staining the recently cleaned frame.

Direct Glazing

The roof glazing is being fitted.
Roof Finishes

The lead flashing is being fitted ahead of the battens and tiles.
Lead Valley

 

The stepped lead-lined valley has been formed between the new extension and the existing house.

The fixed double glazed units are fitted to the wall frames and the cladding panels are nearly complete too.
Interior Panels


The internal closed panels have had their plasterboard fitted to the ceiling and walls and have been prepared for plastering.
Underfloor Heating

The pipework loop and manifold is fitted on top of an insulated floor slab.
Plastering And Screed


The floor screed is laid over the pipework which will act like a big radiator, and the plasterboard panels have now been plastered.
Floor Covering

The stone tiles are laid out in position.
Nearly There!


The building is nearing completion, and you can get an impression of how light and airy the space will become.
The Completed Room

Now the furniture has been moved in, the room feels like home.
Fish Eye View

This view allows you to view the whole room, and get a sense of the light and space.
The Garden Recovers

Now the builders have finished, the garden can be landscaped and recover from the works.Click here to see more photos.
